Home Building Insurance for granny flats, sheds and outbuildings

Got a granny flat, shed, garage or studio at your place? We could help provide cover as part of our Home Building Insurance policy.

Key takeaways

If you have a granny flat, shed or other domestic outbuilding at your insured address, you may already have cover under our Home Building Insurance and Home Building and Contents Insurance policies.

  • You generally don’t need separate building cover for outbuildings if they’re part of your insured property.
  • Contents inside your outbuilding aren’t covered by Home Building Insurance. Consider Contents Insurance to cover items like furniture, tools, appliances and electronics.
  • If you rent out a granny flat or secondary dwelling, Landlord Insurance could be another option.
  • Some buildings and uses may not be covered, including commercial buildings, commercial farm buildings, new buildings under construction, and structures installed by or at the instruction of a tenant.

Limits, exclusions and conditions may apply. Check the relevant Product Disclosure Statement (PDS) to understand what’s covered.

How to insure your shed, granny flat or outbuilding with Home Building Insurance

To make sure your shed, granny flat or outbuilding is covered, check that your sum insured is enough to rebuild them in the event they're damaged or destroyed by a policy-listed event.

Your sum insured is the amount you'll be covered for to rebuild or repair your home if you make a claim.

What counts as an outbuilding?

An outbuilding is usually a separate domestic structure on the same property as your main home. It might be used for living, storage, or hobbies.

What NRMA Home Insurance options could I consider?

Your cover options depend on what you want to insure. Here’s a breakdown:

  • Home Building Insurance: Covers the physical structure of your home and domestic outbuildings at your insured address, up to your building sum insured, if they’re damaged or destroyed by a covered event.
  • Home Building and Contents Insurance: Combines Home Building Insurance with Home Contents Insurance, to help cover permanent structures as well as the belongings you keep inside them.
  • Home Contents Insurance: Helps cover belongings you keep at home or in your outbuilding, such as furniture, appliances, electronics and tools.

Understanding your coverage

Granny flats

If your granny flat is the same insured address as your main home, and is used as part of your household, we could help cover the structure as a domestic outbuilding.

Include the cost to repair or rebuild the granny flat, as well as your main home and any other insured structures in your building sum insured.

If you keep furniture, appliances or other belongings in the granny flat, you might also consider Contents Insurance to help cover those items.

Sheds, garages and carports

Sheds, garages, carports, and similar domestic outbuildings could be covered under NRMA Home Building Insurance when they’re part of your insured property.

That means if a covered event damages the structure, we could help with repair or rebuild costs, up to your building sum insured and subject to the policy terms.

If you need cover for contents stored inside, like tools, bikes, camping gear or gym equipment, consider Contents Insurance.

Renting out a granny flat or outbuilding

If you rent out a granny flat, studio or other secondary dwelling, your insurance needs may change.

Landlord Insurance is a cover option for things like landlord-owned contents, damage caused by tenants, or loss of rent in certain situations.

If your tenant owns the belongings inside the granny flat, they’ll need their own contents cover.

Contact us to discuss your option if you’re unsure.

What’s not covered

We don’t cover every structure or situation. For example, your cover may not include:

  • Structures installed by, or at the instruction of, a tenant
  • Commercial buildings
  • Commercial farm buildings
  • New buildings under construction
  • Contents inside your outbuilding, unless you have Contents Insurance
  • Landlord risks, such as loss of rent, unless you have suitable Landlord Insurance.

FAQs

While our home building policy generally includes other permanent buildings on your property, you’ll need to check your sum insured to make sure you’re adequately covered if something goes wrong. This is especially important if you’ve recently added or renovated an outbuilding.

Yes, one NRMA Building Insurance policy can cover your home and other eligible domestic outbuildings at the same insured address, if they’re included in your building sum insured and meet the policy terms.

If you also want cover for belongings inside an outbuilding, learn more about Home Building and Contents Insurance or Contents Insurance.

If you rent out a granny flat or secondary dwelling, Landlord Insurance may be worth considering. It can help cover landlord-owned contents, damage caused by tenants and loss of rent in certain situations.

If you rent the granny flat for short stays, check the policy carefully. Landlord Insurance doesn’t cover rental periods of less than 90 days.

Things you should know

  1. If you own and live in your home, we cover the reasonable costs of temporary accommodation. As long as you were living in the damaged home permanently before the incident, we pay for accommodation for up to a year for the Home Building and Contents Standard policy (or up to two years if you have a Home Building and Contents Plus policy), or when your home is repaired or replaced (whichever is first). We pay your temporary accommodation costs up to 10% of your sum insured for Home Building and Contents Standard policies, and up to 20% for Home Building and Contents Plus. We need to be satisfied your home is unliveable and we need to agree to the cost before you make arrangements.
